GATHER ALL DOCUMENTS
By having these documents ready, you will empower me to best represent you.
I will be able to make a strong case to the landlord as to why they should accept you as their tenant. Many renters do not take the time to have these things ready and they end up missing on the property they wanted. Do not miss your chance because you were unprepared.
Filled Out Rental Application Form
Fill out the Rental Application Form as much as possible. We will not call your current landlord unless you give us the heads up. Make sure to include Personal References.
Cover Letter
Introduce yourself, your family to your future landlord. This will help them understand and get to know you and your family better.
Valid ID
Driver's Licence, Passport, Permanent Residency Card, etc.
Letter of Employment
Requirement: Shows your name, employer's name, salary, start date, your occupation/job position, contact person to verify information on employment letter.
Two (2) Recent Paystub
The last two recent paystubs from your employer, NOA and/or T4 if self-employed
Credit Score Report (Equifax, TransUnion, etc)
Must include all pages of credit report with score, your full name and your mailing address
Either Equifax, TransUnion, Borrowell, Credit Karma, etc
*Bank Statements & Guarantor
International students, newcomers please provide recent bank statements and a guarantor in lieu of History Canada Credit report

Start touring homes in your price range
With your paperwork meticulously organized and ready, it's time to take the next step towards finding your ideal rental property. Remember to check your property alert set up or the other email that your realtor has thoughtfully sent your way. The email will have a list of your potential rental properties that perfectly match your preferences. As you go through the email, jot down notes about the properties that catch your eye and resonate with your vision of an ideal home.
Once you've compiled a list of your favorite properties, make sure to note down the MLS numbers associated with each. Reach out to your realtor and share the list. This simple but effective step not only demonstrates your active involvement in the process but also allows your realtor to swiftly and accurately narrow down the search based on your preferences. With your paperwork sorted and your proactive approach, you're well on your way to finding the perfect rental property that feels like the right fit for you.

WHEN TO MAKE AN OFFER:
So you have found THE house! Congrats! In today’s market when the demand is higher than the amount of homes available it is important to act fast!
HOW MUCH TO OFFER:
We will sit down and look at recent leased prices and current lease activity in the area, considering how many other offers are we competing with. Putting all this information together, we will determine the price that you would like to offer.
SUBMITTING AN OFFER
There are some components to an offer that makes it more appealing to the landlord.
•Put Your Best Foot Forward
We will work together to discuss your options and create your very best offer. Depending on the circumstances, you may have only one chance to make a good impression.
•Put Down a Healthy Earnest Deposit
A large earnest money deposit shows the landlord you are serious (prepayment deposit in addition to the first and last month's deposit)
•Offer to Landlord's Preferred Commencing
If the property is vacant, move in as soon as possible, if tenanted or owner living, they tend to give the exact date
THE PROCESS

THE LANDLORD COULD DO:

•DECLINE THE OFFER
This happens if the landlord thinks your offer isn’t close enough to their expectations to further negotiate.
•COUNTER-OFFER
A counter-offer is when the landlord offers you different terms. If this happens, you can:
•Accept the seller’s counter-offer
•DECLINE the seller’s counter-offer
•COUNTER the seller’s counter-offer
You can negotiate back and forth as many times as needed until you reach an agreement or someone chooses to walk away.

OFFER SIGNED
OFFER IS ACCEPTED - CONGRATS!
You will sign the Agreement To Lease, Ontario Residential Tenancy Agreement and all other documentation needed and you are now officially under contract! This period of time is called the contingency period.
Your deposit is due within 24 hours from the confirmation of acceptance. The deal will not go firm without the deposit. This is also the time where your landlord or landlord's agent will perform their due diligence by calling your references and your employer. Your diligence in reviewing and signing these agreements helps set the stage for a smooth transition into your new rental space.
These proactive measures ensure a smooth transition and a comfortable start in your new home.
Arranging for utilities like electricity, water, gas, and internet ahead of time ensures that everything is up and running when you move in. Contact the service providers to schedule the installations or set up your account and ensure that you have the necessities for a seamless daily routine.
Obtaining tenant insurance coverage for your rental space is not only mandatory but also wise decision that provides you with peace of mind. Renter's insurance safeguards your belongings against unexpected events, giving you financial protection in case of emergencies or accidents.
By taking care of these vital aspects before your move-in date, you're setting the stage for a hassle-free transition and a comfortable beginning in your new rental space.

Closing is when you exchange your key deposit and receive your new rental place keys! If you have not provided the proof for your tenant insurance and your utility set-up, today is your last day!
WALKTHROUGH
Remember to do a final walkthrough
• Make sure all appliances are working properly
• Run the water in all the faucets and check for any possible leaks
• Open and close garage doors with opener
• Flush toilets, Inspect Smoke and Carbon Monoxide Detectors
• Run the garbage disposal and exhaust fans
NOTIFY CONTACTS
Update your address with relevant institutions like:
• Banks
• Employers
• School
• Relatives and Friends
• Ontario Services (Driver's Licences, etc.)
REVIEW LEASE AGREEMENT
Go through your lease agreement once more to refresh your memory on terms and responsibilities.
CONTACT LANDLORD
If you encounter any issues or have questions, get in touch with your landlord promptly.
DOCUMENTATION CONDITION
Take photos or notes of the current condition of the property, especially if you notice anything that might not have been documented during your initial inspection.
CELEBRATE
Take a moment to celebrate this new chapter in your life and your successful move! Time to throw a party and get to know your new neighbors!
